I am a new (owner, renter, etc.). Who should I contact regarding payment?

Electricity-- Southern California Edison

Gas-- City of Long Beach

Water/trash/sewer-- Included with HOA fee administered by Coast Management of California

Cable TV/Internet/Home phone-- Unit dependent, contact your provider

Renter's insurance-- Unit dependent, contact your insurance company

If you are a new owner, in addition to the above fees, the property tax is assessed by L.A. county which may be paid in conjunction with your mortgage and/or homeowners insurance policy through your escrow account.
I have an emergency, who do I contact?

If you are experiencing a life-threatening emergency, please call 911 for police, fire, or paramedics.

If you have a non-threatening emergency, please call Long Beach Police Dispatch at 562 435 6711.

If you see or smell a gas leak (anywhere), evacuate and please call the City of Long Beach Gas Emergency (562) 570-2140 or City of Long Beach gas department (562) 570-2000.

For electrical emergency, downed power line, etc. contact Southern California Edison 1-800-611-1911 or non-emergency 800-684-8123.

For the fire department, 562-570-2500.

For after-hours emergencies (life threatening, flood, fire), please call Coast Management of California at (818) 699-5008.
Who do I contact regarding HOA payments or complex/building concerns?

East Park Villas Homeowners Association is managed by Coast Management of California, they can be reached at (818) 991-1500.

How do I get replacement keys or garage openers?
Please contact Coast Management at (818) 991-1500 for replacement keys.

Garage Remotes with 2-button controls can be purchased at Ace Hardware located at 2720 E Anaheim Street. Fee will vary depending on model purchased.
Who are the HOA-approved maintenance crews in case I have some work to be done?
You're welcome to utilize your own licensed professionals for repairs, but the following are vendors approved for work within East Park Villas.

Where should I dispose of trash and recyclables?

Trash chutes are located on each level closest to the Loma street side of the building. Please be mindful of item size when using the trash chutes.

There is an additional trash dumpster located in the visitors parking area of the complex. The recycle bin is located directly next to the trash dumpster.
How can I reserve the Clubhouse for an event?

Please reach out to Tina at Coast Management (tina@coastmanagementofcalifornia.com) to reserve the Clubhouse. The refundable deposit is $100 that will be applied to your ledger and released once clubhouse has been inspected after your event.
How do I get my phone number programmed into the intercom?

Please contact Tina (tina@coastmanagementofcalifornia.com) at Coast Management to have your phone number entered into the system. Updates are done once a week.
Is there a specific procedure for moving in/out?

No. There is no specific procedure for moving your belongings. Please be mindful to dispose of trash in the designated areas. FYI, the elevator located in the garage area has a larger capacity for moving large items.
I have a new tenant, what do I need to do?

If you have a new tenant, please contact Coast Management to provide the tenants information. This information is requested in case of an emergency. If you wish for your tenant to be included in the building email blast or for your tenant to be programmed into the intercom, please contact Tina (tina@coastmanagementofcalifornia.com).
Where can I find the plumbing/water shutoff for my unit?

Water shutoff valves can be found in the garage, usually directly beneath the area of your stack. All shutoff valves control the entire stack of units. Please see the map attached:
